What is Timeshare? Does Madeira have any Timeshare Resorts? It is an alternative way to holiday. There are a number of names for it – holiday ownership – club membership – shared ownership – interval ownership. Currently there are 17 timeshare resorts in Madeira with 3 more due to commence shortly. Timeshare is now a very large part of Tourism to Madeira which continues to grow daily. Finding out about the system in general and what is right for you specifically can start with these frequently asked questions:- How does it work? You purchase the right to spend a holiday period (one, two or more weeks)in a unit size to suit your needs i.e. Studio, One bedroom or two bedroom, at a resort of your choice and the option to exchange to more than 3000 resorts worldwide. This is a one off payment. Are there any other charges? Yes, there is an annual maintenance (condominium) charge for the services offered by the resort i.e. maid service, cleaning of public areas, pool maintenance, reception service, telephone and tv etc. This charge is implemented by each resort in relation to the services offered. Here in Madeira rates are set according to UK inflation, Portuguese inflation or OECD rates (an average inflation rate for Europe)and are still amongst the lowest in Europe, though the service given is second to none.
How do you exchange? Every timeshare resort is affiliated to an exchange company – usually either RCI (Resort Condominiums International) or II (Interval International). When you purchase a timeshare part of your initial agreement is membership of an exchange company. Once you are registered the exchange company send you a membership card and a catalogue of resorts to choose from - worldwide. Exchange companies also offer a number of services, such as flight bookings, car hire, cruises and usually have special introductory offers. Most timeshare complexes offer an internal exchange option, enabling you to move your week from one time of the year to another within your resort. What do you really own? It is important to understand from the outset, when you purchase a timeshare you are buying future holidays. You do not normally own the property. Instead you buy the right to use a property for a specific period (say 30 years) or in perpetuity (forever). You can transfer your timeshare rights to someone else, or bequeath them to family or friends. What if you wish to sell? A number of options are available. There are now independent agents that specialise in reselling timeshare and the services of a good recommended resale agent are invaluable. It is much like selling your house. You may also advertise privately in your local or national newspaper or sell it to family members or friends. Some resorts do offer a resale programme when all their inventory has been sold. In Conclusion: Timeshare continues to grow as a method of holidaying. Major leisure companies such as Disney, P&O, Airtours & Marriott are becoming involved in timeshare in a big way. Here in Madeira there are seventeen resorts all very well located – some by the sea with direct access to the ocean, others with beautifull gardens and various swimming pools. Madeira is classed as an all year round destination and purchasing a timeshare here enables you to exchange to anywhere in the world at any time of the year. Well worth investigating. But use common sense. Whilst on the island you will surely be targetted by timeshare touts who will do their utmost to convince you to participate in a Timeshare presentation.
